Phase 1 Environmental Site Assessments are prepared for real estate and business transactions such as land and building purchases or leases and new residential developments. The main purpose of a Phase 1 Environmental report is to identify and provide sufficient information regarding Recognized Environmental Conditions (REC) including potential contamination or environmental hazards.
When a Recognized Environmental Condition (REC) is found during the Phase 1 Environmental Assessment process a Phase 2 Environmental Site Assessment may be required. During a Phase 2 Environmental Assessments the full extent of contamination is defined. This involves the collection and analysis of samples taken from suspect areas of the property to include the soil, water, and air. All Phase 2 Environmental Surveys are unique and customized for each identified site.
